for long and short term
The apartment rental market on the south coast of Tenerife is a fast
moving market with properties coming onto the market and being rented out
within hours. There is three distinct market sectors, the long term market
for the people living here on the island and the seasonal workers that come
every year for at least six months of the year. A medium term market for
clients that come for an extended period over the winter to get away from
the cold in their own countries, these clients are often referred to as
swallows (like the birds they imigrate). and finally there is the holiday
makers who come for periods of upto one month.
We have therefore split our portfolio up into these catagories in order
to best serve each market sector. Due to the present market conditions
owners are reluctant to accept booking many weeks in advance as there is
such a demand and they do not want to have the apartments empty even for a
short period. This makes booking accommodation from year to year very
difficult and can only be acheived with the very few owners that have been
established over many years that have a regular clientel.
The estate agency business generates many owners that require a rental
return once they have gone to the notary. We make sure that they are equiped
to a good standard making our client return rate one of the best, this makes
our job of finding rental clients that much easier and the renters are then
more likely to have enjoyed their stay and book again. We are constantly
trying to establish a good relationship with owners of good quality
apartments and villa in order to satisfy the ever growing demand. We are now
building up a core portfolio that reflects our clients requirements.
We present the accommodation with a aid of photos and statistics
that try to indicate the size, type of accommodation and the facilities that
are incorporated in the apartment or the surrounding area. Different
facilities are important to the three market sectors like the location of
bars and resturants to the holiday maker, whislt the longer term renter is
more concerned with whether there is a washing machine in the apartment.
The high demand areas are of course the centre of town locations with the
advantages of not requiring any transport and being near all the
facilitities. Las Americas and Los Cristianos are the two prime locations on
the south coast, however there are other locations that might suit. The Golf
del Sur a based around a 27 hole golf course and has a very green lush
environment, with many bars & restaurants hotels, and a newly constructed
sports marina the area is being tastefully developed. The Costa del Silencio
has a large number of swallow habitants together with holiday maker enjoying
the fishing village atmosphere of Las Galletas. the town centre shopping has
a wide choice of shops for every need and the bus service into los
cristianos and Las Americas takes only 20 minutes and runs every 30 minutes
so you are not insolated at all. Las Galletas has a beach and fishing
harbour where you can buy the fishing catch straight from the harbour or
enjoy the fine sea food restaurants along the sea front.
